The Railyard accommodation is a student accommodation in Liverpool that offers students a comfortable suburban living experience and it is situated in a convenient location where all the essential needs a student requires are just a short stroll away. The property offers en-suite rooms and it is surrounded by a mixture of lush green pastures and a buzzing city centre in proximity.
Liverpool is a popular destination for students from all over the world, with several universities and colleges located in and around the city. A lively and vibrant atmosphere with plenty of things to see and do both on and off campus is one of the major perks of living in Liverpool. The city is well-known for its music and cultural scene, with many live music venues, theatres, and galleries. There are also plenty of opportunities for sports and outdoor activities, with several parks, sports clubs, and fitness centres located on every corner. Students can venture out on weekends and visit the many pubs, bars, and clubs that cater to all tastes and budgets of every student. Location:
The Railyard accommodation is located within easy reach of the Liverpool City Centre, where students can find trendy shops, delightful restaurants and bars. The McCooley Mathew Street Bar, Shenanigans and Rubber Soul are popular pubs nearby. The Liverpool Waterfront is the perfect spot to spend weekends where students can try different restaurants and bars, and visit the museums. The accommodation is conveniently located with easy access to supermarkets, including a Tesco Express which is a 7-minute walk away. A bus stop is located right across the street and students can hop onto a bus and commute to their university or anywhere within the city. Additionally, The World Museum which houses interesting exhibits is just 16 minutes away by bus.
Transportation:
Liverpool student houses are usually scattered throughout the city, but The Railyard, Liverpool accommodation is located in a convenient area close to both the Edge Hill train station (7 minutes by car from the accommodation), and the Cockspur St bus stop (right down the street).
Features:
All en-suite rooms are furnished to a high standard and include a comfortable bed, under-bed storage, attached bathroom, study area with desk and chair, wardrobe, chest of drawers as well as a spacious communal kitchen. Laundry facilities are available and car parking is available at an additional charge. A variety of social events are organised throughout the year which helps students to connect with new people from all around the world. To ensure that students feel safe, secure and hassle-free stay, the property is protected by 24/7 security and has a maintenance team on hand.
Room Type:
The Railyard, Liverpool student accommodation has rooms that are fully furnished and the apartments are extremely airy. The property offers two en-suite rooms in Bronze and Silver. Every apartment has a private room, private bathroom and shared kitchen. The accommodation is curated with expertise for a comfortable and economical stay with a modern ambience that suits the taste of many students in today’s world.

Slightly bigger and comfortable than our Bronze En-suite, Silver En-suite provide facilities like communal kitchen and living space with 4-6 ensuite rooms per flat are included, they also include Small double bed with Underbed storage, wardrobe, personal study space with desk and chair.
Booking Deposit:-
- When you make a booking with the property for the 2025/26 academic year, you may be asked to pay a £250 deposit to secure your room and ensure it is returned in good condition at the end of your tenancy.
- This is your damages deposit. The deposit will be returned in full at the end of your tenancy unless the property has a reason to make deductions, for example, for unpaid rent, damages and broken/missing inventory items.
- When it’s time to leave the property, you’ll be asked to complete a Departure Envelope. This will give the property an idea of your check out date and time and allow them to start processing your deposit refund. The property will conduct an inspection of your room to determine if there are any cleaning costs or damage charges that should be deducted from your deposit.
Installment Plan:-
1. Pay in Full - due 100% at the Start of Contract.
2. Pay in Instalments - 4 termly instalments due 5% at the Start of Contract, 35% on 1st November, 30% on 1st February and 30% on 1st May.
3. Pay 9 Monthly Instalments - Additional +2% of the rent needs to be paid if you choose monthly instalments. Please inform about the same while making a booking.
Due dates of monthly instalment payments are: -
10% - Due at the time of booking
10% - Due on 1st October
10% - Due on 1st November
10% - Due on 1st December
15% - Due on 1st January
10% - Due on 1st February
10% - Due on 1st March
10% - Due on 1st April
15% - Due on 1st May
Guarantor Requirement
The property requires you to provide a guarantor. The guarantor can be an international guarantor, not necessarily UK based.
Additional Fees
Dual occupancies are subject to an additional weekly charge of £25 and will be applicable to studios (To be eligible for dual occupancy, both residents must be students).
Mode Of Payment
Pay using a Credit Card, Debit Card or Bank Transfer.
Cooling Off Period
1. You can cancel your booking in writing or by sending an email directly to the property within 3 days of accepting your tenancy agreement. If you decide to cancel your accommodation booking within these 3 days, they will arrange a full refund of your deposit and/or any payments you have made.
2. If you book your accommodation on or after 1 August 2025, your cooling off period will reduce to 24 hours only from the point you accept it. If you do cancel your booking within these 24 hours, they will arrange the return of your full deposit and/or any payments you have made.
Note: If you check in to your accommodation and collect the keys during the cooling-off period, the cooling-off period will immediately and automatically end at the point you accept the keys.
Replacement Tenant Found
If you do not wish to live at the property for one or more of the below reasons you will be required to find a replacement person to take over your tenancy:
1. Change of mind.
2. Booked different accommodations.
3. Accepted onto a placement or exchange program.
4. Single semester course.
5. Classes temporarily or permanently being delivered online.
6. Decide to commute to your University city.
YOU ARE ONLY PERMITTED TO DO THIS UNTIL 31 MAY 2026. FROM AND INCLUDING 1 JUNE 2026 A TENANCY TAKEOVER IS NOT POSSIBLE.
The replacement person must be a student and match the preferences of the accommodation (e.g. female-only flat), and you must not have any rent arrears. Also, an existing resident/an individual who has a completed 2025/26 room booking with the property cannot be used as a replacement person.
The Original student must send confirmation in writing to the property stating they authorise the tenancy takeover - without this confirmation the property will be unable to process the takeover.
A TENANCY TAKEOVER FEE OF £50 WILL APPLY. This fee is non-refundable and covers the costs associated with changing your tenancy agreement.
The replacement person must sign a contract for the entire length of your tenancy agreement and secure this with payment of the deposit. If a replacement person is found, you will be released from your tenancy agreement from the start date of the replacement person’s tenancy period, provided that the replacement person has signed their tenancy agreement and any applicable cooling-off period has expired. They will also return your deposit (minus any deductions relating to unpaid rent and/or to the condition of your room/flat upon your departure).
PLEASE NOTE THAT YOU WILL REMAIN LIABLE FOR THE RENT UNTIL THE REPLACEMENT PERSON HAS SIGNED THEIR TENANCY AGREEMENT AND PAID THE DEPOSIT, ANY APPLICABLE COOLING-OFF PERIOD HAS EXPIRED AND THEIR TENANCY PERIOD HAS STARTED.
Other cancellation policies
CANCELLATION OF BOOKINGS BY THE PROPERTY FOR 2025/26 ACADEMIC YEAR CANCELLATION BEFORE CHECK-IN: -
1. The property may cancel your booking at its discretion at any time before you check-in to the property if:
(i) you have any rent arrears or owe any amounts/fees under any prior tenancy agreement or occupation contract with them or any member of its group;
(ii) you have not paid the rent due by the rent date, according to the payment frequency chosen during the booking process;
(iii) you have not paid the damages deposit;
(iv) you have not provided your guarantor's signed guarantee agreement (a) within 14 days of signing your tenancy agreement/occupation contract, or (b) before your check-in date, whichever is the earlier; or
(v) you have not checked-in within 14 days of the start of the tenancy period/occupation period, unless you have made arrangements with the property for late arrival. You will be liable for the rent up to and including the date of termination.
2. The property may terminate your tenancy agreement/occupation contract at any time before the first day of the tenancy period/occupation period if you are not able to start or continue your course of study at your chosen university or college. You must notify them in accordance with the terms of their 2025/26 Cancellation Policy.
TERMINATION DURING TENANCY PERIOD/OCCUPATION PERIOD: -
1. The property may terminate your tenancy agreement/occupation contract at any time during the tenancy period/occupation period if:
(i) you cease to be student in full time education in the United Kingdom;
(ii) you engage in any criminal or antisocial behavior;
(iii) you breach or fail to observe any obligation or other term of your tenancy agreement or occupation contract; or
(iv) your property is located in Scotland or Northern Ireland, the rent is unpaid for 14 days after becoming due (whether legally demanded or not).
They will comply with all applicable laws when terminating your tenancy agreement/occupation contract in these circumstances.
The effect of such termination will be to end the tenancy period/occupation period but will not release you from any outstanding obligation and you will still be liable for the rent up to and including the date of termination and any other payments due.
2. If your property is located in England, they may apply to court for possession of the accommodation if any of the grounds numbered 2, 6, 7A, 8, 10, 11, 12, 13, 14, 15 or 17 in Schedule 2 of the Housing Act 1988 exist or arise.
3. If your property is located in Wales, they may make a possession claim to court for possession of the accommodation in the circumstances set out in Chapters 3 and 7 of Part 9 of the Renting Homes (Wales) Act 2016.
Note: Full details of the circumstances when they can terminate your tenancy agreement/occupation contract are set out in your tenancy agreement/occupation contract. You are advised to read the tenancy agreement/occupation contract carefully.
No Visa No Pay:-
If you fail to obtain the visa needed to take up your University place at the start of the 2025/26 academic year & you wish to terminate your tenancy agreement after the cooling-off period has expired, there are circumstances where you may be able to be released from your tenancy.
To submit a cancellation request, please send an email or letter directly to your property with supporting evidence as set out below. The property will respond as soon as possible with a decision or requesting additional information to support your request. Please note that failure to send any, or insufficient, official written evidence supporting the reason for your cancellation request may delay a decision being made.
Please email or write to your property (within 24 hours) explaining the reason(s) you need to cancel and enclosing official written evidence from the relevant visa authorities/embassy supporting the reason(s) why you cannot attend the relevant University.
If sufficient evidence is provided to their satisfaction, you will be eligible for release from your tenancy agreement from the date of their approval of your cancellation request (which will not be earlier than the date they receive satisfactory evidence) and they will arrange to return your deposit (if you have already moved into your accommodation, this would be less any deductions relating to unpaid rent owed (if any) for the period you have occupied the Accommodation up to the approved date of cancellation and the condition of your room/flat upon your departure).
Note:
1. They assess all cancellation requests on a case-by-case basis.
2. The end of the academic year, or the conclusion of any examination period, does not qualify for release from the tenancy and tenants will remain liable for the full tenancy period in their tenancy agreement. For the avoidance of doubt, you will remain fully liable for the entire duration of the tenancy agreement regardless of the academic calendar or exam schedules.
No Place No Pay:-
If you wish to terminate your tenancy agreement after the cooling-off period has expired, there are some circumstances where you may be able to be released from your tenancy.
To submit a cancellation request, please send an email or letter directly to your property with supporting evidence as set out below. The property will respond as soon as possible with a decision or requesting additional information to support your request. Please note that failure to send any, or insufficient, official written evidence supporting the reason for your cancellation request may delay a decision being made.
The following procedure applies to the below:
1. Failed to receive the grades needed to take up your University place at the start of the 2025/26 academic year.
2. The pre-sessional English language course required to take up your University place is canceled.
3. University entry is deferred from the start of the 2025/26 academic year until the start of the 2025/26 academic year.
If you’ve confirmed your accommodation but then can no longer attend the affiliated University for the 2025/26 academic year for one or more of the above reasons, you may be able to cancel. Please email or write to your property explaining the reason(s) you need to cancel and enclosing official written evidence from the relevant University and/or Summer School and/or UCAS supporting the reason(s) why you cannot attend the relevant University.
If sufficient evidence is provided (within 24 hours) to the property's satisfaction, you will be eligible for release from your tenancy agreement from the date of their approval of your cancellation request (which will not be earlier than the date they receive satisfactory evidence). You will remain liable for the Rent from the Tenancy Start Date until the date of approval of your cancellation request. They will arrange to return your deposit if any was paid. However, if you have already moved into your Accommodation, the deposit will be subject to deductions for any unpaid rent for the period of occupancy of the Accommodation up to the approved cancellation date, as well as any charges related to the condition of your room/flat upon your departure.
The following procedure applies to the below:
1. Eviction from University
2. Voluntary withdrawal from University
Canceling your tenancy agreement for one of the above reasons is subject to approval at their sole discretion. They will consider cancellation requests for these reasons on a case-by-case basis.
Please email or write to your property explaining the reason why you would like to cancel your tenancy and enclosing official written evidence from the University supporting the reason for your request.
Please note that until a decision is made by the property you will continue to be liable for the rent.
If your cancellation request is approved, you will be released from your tenancy agreement from the date of their approval (which will not be earlier than the date they receive satisfactory evidence supporting the request). You will remain liable for the Rent from the Tenancy Start Date until the date of approval of your cancellation request. They will arrange the return of your deposit if any was paid; however, if you have already moved into your Accommodation, the deposit will be subject to deductions for any unpaid rent for the period of occupancy of the Accommodation up to the approved cancellation date, as well as any charges related to the condition of your room/flat upon your departure.
Note: The end of the academic year, or the conclusion of any examination period, does not qualify for release from the tenancy and tenants will remain liable for the full tenancy period in their tenancy agreement. For the avoidance of doubt, you will remain fully liable for the entire duration of the tenancy agreement regardless of the academic calendar or exam schedules.

No, subletting any part of your accommodation is not permitted as per your accepted tenancy agreement. If you need to move out early, contact the reception team to discuss the option of a tenancy takeover.
