Sizes of this room type vary from 10 Sqm to 14.4 Sqm and you can choose to live in a 5, 6 or 7 bedroom flat. Whichever you choose, your room will have plenty of storage space and a small double bed.

Traditionally, a little more spacious than our classic en-suites, with all the same stylish features. Great value for money with sizes varying from 14.5 Sqm to 17.4 Sqm in a choice of a 5, 6 or 7 bedroom flats. So chill out in your own space or socialise in your new kitchen!

Live the high life in one of our most spacious and comfortable studios. You still get the great storage, swanky bathroom and double bed, just with even more space! Sizes vary from 30 Sqm to 35 Sqm which gives you all the space you need, whether you're chilling out, or socialising with your friends. Want to share? Our Premium Studios are ideal for couples. Dual Occupancy contracts are available at an extra £30.00 a per week.
Booking Fee: A £500 advance rent payment is required at the time of booking. This amount will be deducted from your total rental payment.
Guarantor: UK-based guarantor required.
Installment Plan: 3 or 4 installments, or make a full payment
Mode of Payment: Rent payments can be made either via card or bank transfer.
Unless the context otherwise requires, words and expressions defined in your Assured Shorthold Tenancy Agreement shall have the same meanings in this cancellation policy.
Unless the tenancy agreement has already commenced and you have not collected the keys to your room, you may cancel your tenancy, by giving notice in writing or by e-mail to the manager at the property, at any time within the period of fourteen (14) days of the date on which you sign your first tenancy agreement for the 2025/26 Academic Year (the “Cooling-Off Period”). Once Property receive such a notice, Property will confirm receipt, cancel your tenancy, and will refund your Advance Rent Payment of £250.00, together with any other payments of rent you may have made.
Bookings made for Semester 2 or 3 starting after the 1 January 2025
If you sign a tenancy agreement for a semester booking you may cancel your tenancy, by giving notice in writing or by e-mail to the manager at the property, with no penalty up until 8 weeks before the start of your agreement. Once Property receive such a notice, Property will confirm receipt, cancel your tenancy, and will refund your advance rent payment of £250.00, together with any other payment of rent you may have made.
Unless the tenancy agreement has already commenced and if you have not collected your key, you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your first tenancy agreement for the 2025/26 Academic Year (the "Cooling-off Period"). During the cancellation period you may cancel your tenancy, by giving notice in writing or by e-mail to the manager at the property. Once Property receive such a notice, Property will confirm receipt, cancel your tenancy, and will refund your advance rent payment of £250.00, together with any other payment of rent you may have made.
Cancelling outside the Cooling-Off Period
Outside the cooling-off period, you may request to cancel your tenancy, by notice in writing or by e-mail to the manager at the property. However, you will remain liable for the rent payable under the tenancy agreement until a suitable replacement tenant has been found.
Cancelling as you do not receive your visa
If you are not successfully awarded a visa to travel and study, then Property can help. Firstly, Property may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or Property do not have accommodation available in your new city/town of study, Property will release you from your tenancy agreement provided the following criteria are met:
You submit your request to cancel, in writing or by e-mail to the manager at the property, within 3 days of your visa rejection letter: and
You provide the manager with a copy of your rejection letter from the embassy or visa office.
If your tenancy has commenced, you will remain liable for the rent payable under the tenancy agreement until receipt of the above.
One less worry if you don’t receive your offer
This is applicable to prospective first-year undergraduate students only
If you are not successful in obtaining your place at your chosen university, then don’t worry, Property can help. Firstly, Property may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or Property do not have accommodation available in your new city/town of study, Property will release you from your tenancy agreement provided the following criteria are met:
You submit your request to cancel, in writing or by e-mail to the manager at the property, before 22nd August 2025; and
You provide the manager with a copy of your rejection letter from the University or UCAS.
Once Property have your request, Property will confirm receipt and refund your advance rent payment of £250.00, together with any other rent payments you may have made.

Once Property receive such a notice, Property will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.
Bookings made for Semester 2 or starting after the 1st January 2026
If you sign a Tenancy Agreement for a semester beginning after the 1st January 2026, you may cancel your Tenancy, by giving notice in writing or by e-mail to the manager at the Property, with no penalty up 8 weeks before the start of your agreement. In many cases, we can allow people to move in early at a daily rate, but you will need to contact the residence team to check.
Outside. Our buildings are non-smoking and incidents of smoking indoors will be dealt with strictly.
As long as you are able to return it to its original state on check-out or you will be recharged for any damages.

I am very particular in terms of everything, but Uniacco took care of it. They\'ve picked up my calls every time and been there 24/7 to help me. I came in at the last minute but still was able to find my accommodation and I am so happy with it.
