The shared kitchen comes furnished with a dining table and chairs and is fully fitted with a four-ring ceramic hob, microwave, sink and a full-size fridge/freezer. The modern bathroom includes a shower, washbasin and vanity mirror, towel rail and WC.

Standard Studio£425 / week
Standard Studios have all the same brilliant features as the Classic Studio but with a little more space with sizes varying between 15 and 16.5sqm! The kitchen area comes with ceramic hobs, combi-microwave, an under-counter fridge, and breakfast bar or table with 2 chairs. Each studio has its own modern en-suite bathroom with shower, washbasin and vanity mirror, towel rail and WC. A great choice if you prefer your own space. You still have access to the common areas with all our studio's, so you can choose when to socialise and when to study!
Classic Ensuite£430 / week
A room within a 6-bedroom shared flat, fully furnished with a small double bed and mattress, desk with pedestal and study chair and plenty of smart storage including shelving and a wardrobe. Small touches like the magnetic notice board at the desk, USB & HDMI ports in the headboards of the bed and adjustable lighting allow you to really make your room your own. The modern en-suite bathroom includes a shower, washbasin and vanity mirror, towel rail and WC.
Premium Studio£510 / week
If you need a more spacious room and all the same great features as the Standard studio, then a Premium Studio is the choice for you with sizes between 17 and 18sqm. All our studios come complete with a small double bed and mattress, desk and study chair, plenty of shelving and storage space, with a big wardrobe so you'll never run out of space, plus a large flatscreen monitor! The kitchen area comes with ceramic hobs, combi-microwave, an under-counter fridge, and breakfast bar with 2 chairs. Each studio has its own modern en-suite bathroom with shower, wash basin and vanity mirror, towel rail and WC.
Luxury Studio£585 / week
A spacious apartment with a separated sleeping and study area to give the feel of a one bedroom flat. The largest rooms in the residence between 24 and 28 sqm – ideal for dual occupancy! All our studios come complete with a double or king-sized bed and mattress, desk and study chair, plenty of shelving and storage space, with a big wardrobe so you'll never run out of space, plus a large flatscreen monitor! The kitchen area comes with ceramic hobs, combi-microwave, an under-counter fridge, and breakfast bar or table and chairs. Each studio has its own modern en-suite bathroom with shower, washbasin and vanity mirror, towel rail and WC.
Standard£450 / week
If you're looking for all the same features as the classic en-suite, just with even more space and higher up the building, then Standard En-suites will be a great choice for you! Located on the 5th, 6th and 7th floors, within a 4 bedroom apartment, you'll have everything you need to make the most of student life in London.
Classic Studio£480 / week
If you like to keep things just so, then a self-contained and fully furnished studio apartment would be a great choice for you. Studios come complete with a small double bed and mattress, desk and study chair, plenty of shelving and storage space, with a big wardrobe so you'll never run out of space, plus a large flatscreen monitor! The kitchen area comes with ceramic hobs, combi-microwave, an under-counter fridge. Each studio has its own modern en-suite bathroom with shower, washbasin and vanity mirror, towel rail and WC. Sizes vary between 13.5 and 14sqm.
Deluxe Studio£570 / week
Our Deluxe Studios are larger still at 21sqm. They have all the same great features of the other studios, so you can really make the most of uni life in London. Studios come complete with either a small double bed or a double bed and mattress, desk and study chair, plenty of shelving and storage space, with a big wardrobe so you'll never run out of space, plus a large flatscreen monitor! The kitchen area comes with ceramic hobs, combi-microwave, an under-counter fridge, and breakfast bar with 2 chairs. These studios have larger bathrooms with a larger shower, wash basin and vanity mirror, towel rail and WC.
Booking Fee: A £500 advance rent payment is required at the time of booking. This amount will be deducted from your total rental payment.
Guarantor: UK-based guarantor required.
Installment Plan: 3 or 4 installments, or make a full payment
Mode of Payment: Rent payments can be made either via card or bank transfer.
Unless the context otherwise requires, words and expressions defined in your Assured Shorthold Tenancy Agreement shall have the same meanings in this cancellation policy.
Unless the tenancy agreement has already commenced and you have not collected the keys to your room, you may cancel your tenancy, by giving notice in writing or by e-mail to the manager at the property, at any time within the period of fourteen (14) days of the date on which you sign your first tenancy agreement for the 2025/26 Academic Year (the “Cooling-Off Period”). Once Property receive such a notice, Property will confirm receipt, cancel your tenancy, and will refund your Advance Rent Payment of £250.00, together with any other payments of rent you may have made.
Bookings made for Semester 2 or 3 starting after the 1 January 2025
If you sign a tenancy agreement for a semester booking you may cancel your tenancy, by giving notice in writing or by e-mail to the manager at the property, with no penalty up until 8 weeks before the start of your agreement. Once Property receive such a notice, Property will confirm receipt, cancel your tenancy, and will refund your advance rent payment of £250.00, together with any other payment of rent you may have made.
Unless the tenancy agreement has already commenced and if you have not collected your key, you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your first tenancy agreement for the 2025/26 Academic Year (the "Cooling-off Period"). During the cancellation period you may cancel your tenancy, by giving notice in writing or by e-mail to the manager at the property. Once Property receive such a notice, Property will confirm receipt, cancel your tenancy, and will refund your advance rent payment of £250.00, together with any other payment of rent you may have made.
Cancelling outside the Cooling-Off Period
Outside the cooling-off period, you may request to cancel your tenancy, by notice in writing or by e-mail to the manager at the property. However, you will remain liable for the rent payable under the tenancy agreement until a suitable replacement tenant has been found.
Cancelling as you do not receive your visa
If you are not successfully awarded a visa to travel and study, then Property can help. Firstly, Property may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or Property do not have accommodation available in your new city/town of study, Property will release you from your tenancy agreement provided the following criteria are met:
You submit your request to cancel, in writing or by e-mail to the manager at the property, within 3 days of your visa rejection letter: and
You provide the manager with a copy of your rejection letter from the embassy or visa office.
If your tenancy has commenced, you will remain liable for the rent payable under the tenancy agreement until receipt of the above.
One less worry if you don’t receive your offer
This is applicable to prospective first-year undergraduate students only
If you are not successful in obtaining your place at your chosen university, then don’t worry, Property can help. Firstly, Property may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or Property do not have accommodation available in your new city/town of study, Property will release you from your tenancy agreement provided the following criteria are met:
You submit your request to cancel, in writing or by e-mail to the manager at the property, before 22nd August 2025; and
You provide the manager with a copy of your rejection letter from the University or UCAS.
Once Property have your request, Property will confirm receipt and refund your advance rent payment of £250.00, together with any other rent payments you may have made.

Once Property receive such a notice, Property will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

In many cases, we can allow people to move in early at a daily rate, but you will need to contact the residence team to check.
Outside. Our buildings are non-smoking and incidents of smoking indoors will be dealt with strictly.
As long as you are able to return it to its original state on check-out or you will be recharged for any damages.
