Moss Court is a student property in Manchester that provides customised student accommodation close to both Manchester Metropolitan University and the University of Manchester. Moss Court Manchester has a variety of flats with two, three, and four beds, as well as common bathrooms and kitchens.
Location:
It will be simple to travel because of the great transport links that connect you to the entire city. The closest bus stop is right outside your door, and it will whisk you away to the city centre in no time. The Whitworth Museum and the Manchester Museum are both within walking distance of international students. Whitworth Park, where you can spend your free time, is only a 2-minute walk away.

Security Deposit:
1. You need to pay a security deposit of GBP 250 to secure your room with the property.
2. This is refundable at the end of the tenancy period less any deductions and pending charges.
Installment Plan:-
You only need to provide a UK- based guarantor if you wish to pay your rent in instalments.
Any student who does not have a UK guarantor will be required to pay the full year’s rent upon application.
Guarantor:
You only need to provide a UK- based guarantor if you wish to pay your rent in installments.
Mode of Payment:
You can pay via Recurring Card, Direct Debit or Bank Transfer. Cash and Cheques are not accepted.
Cooling-Off Period
1.1 Reservations Made Prior to 1st August 2025
You can cancel your booking by sending a cancellation request directly to the accommodation team within 14 days of signing your tenancy agreement.
If you cancel within these 14 days, you will receive a full refund of the deposit amount paid.
1.2 Reservations Made After 1st August 2025
For reservations made on or after 1st August 2025, the cooling-off period will be reduced to 48 hours from making your reservation.
If you cancel within the 48-hour period, a full refund of your deposit will be made.
If you wish to cancel after the 48-hour cooling-off period, the policy below may apply depending on your personal circumstances, and a loss of deposit may occur.
Replacement Tenant
2.1 After Cooling-Off Period
Once your legal contract start date has passed, if you no longer wish to reside at Property for any reason, you will be required to find a replacement tenant to take over the remaining term of your tenancy.
The replacement tenant must be a student and must sign the tenancy agreement for the full length of the tenancy.
A deposit will also be payable by the replacement tenant.
If a suitable replacement tenant is found and deemed acceptable by the accommodation team, you will be released from your contractual agreement, and Property will return your full deposit.
If there are any outstanding accommodation fees or damages, your deposit will be retained until any charges are settled.
No Visa, No Pay
3.1 Eligibility for Cancellation
If your UK visa application is denied and you are unable to enter the UK to attend university, you can cancel your booking with no obligation under the tenancy agreement.
Official written evidence of the visa denial must be provided to the accommodation team within 5 calendar days of receiving notification.
Upon verification, your tenancy agreement will be cancelled, and your deposit will be refunded.
No Place, No Pay (Applicable to First-Year and Postgraduate Students Only)
4.1 Eligibility for Cancellation
If your offer of a place at your chosen University/Higher Education Institution is withdrawn due to failing to meet the required qualifications, you may be eligible for cancellation.
If you exceed your expected grades and choose to attend a different university, you may also be eligible for cancellation.
4.2 Required Documentation
To apply for cancellation, you must provide:
A written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status confirming the failure to meet entry requirements;
Or a copy of proof of acceptance to your new university through UCAS adjustment.
These documents must be received within 5 calendar days of your results being published.
4.3 Refunds
Upon verification of the required documentation, your tenancy agreement will be cancelled, and your deposit will be refunded.
Other Cancellation Policies
5.1 Illness
If you need to leave the accommodation due to illness, your situation will be assessed on an individual case-by-case basis.
You must notify the accommodation team as soon as possible and submit a written request along with any required medical documentation.
If a release from the tenancy is granted, you will receive a refund of your deposit, provided the accommodation is left in satisfactory condition and no outstanding arrears are due.
If a release is not granted, you will be responsible for finding a replacement tenant to take over the remaining term of your tenancy.
5.2 Government Travel Restrictions
If government travel restrictions prevent you from traveling to the UK, you can cancel your booking and receive a full refund of your deposit.
Official written evidence from your chosen university or higher education provider confirming that you will not be enrolled in the 2025/2026 academic year must be sent to the accommodation team before your tenancy start date.
If sufficient evidence is provided, the tenancy agreement will be cancelled, and the deposit will be refunded.
You may also request a deferral of your tenancy start date to the first day of the month when restrictions are lifted, and you are able to travel to the UK.
5.3 Change of Mind or Alternative Accommodation
If you decide to cancel your booking due to a change of mind or because you have booked alternative accommodation, you will need to find a replacement tenant, as per the policy outlined above.
Where you are not booking in a group, we understand flat mates will be really important to your experience so when you book as a individual, we will ask you some questions to help us to match you with the perfect flatmates.
There is a £150 holding deposit or less. When your tenancy starts, the holding deposit will convert into a refundable damage deposit. All deposits are registered with My Deposit Scheme which is a government accredited Tenancy Deposit Protection Scheme provider. This will be returned after you vacate the room minus any damages.
