Southampton City College St. Mary Street Campus is only a 3-minute walk from the accommodation. The place is close to several tourist spots. SeaCity Museum is just 0.5 miles away. The Titanic Engineers' Memorial is 1 mile from here. Ocean Village is 1.5 miles away. Tudor House and Garden, a museum, is a 12-minute walk. There's also a live music venue called The Joiners, just 5 minutes away. Nearby restaurants include SAUCE Kebab & Pizza, 6 minutes away. Shanghai Bay, a Chinese restaurant, is 7 minutes away. Booking fee:
A £120 (for all bookings regardless of room type) Holding fee is required to secure your room with the property, (Non - Refundable)
Installment Plan:
1. Students can choose between 1, 2 , 4 or 10. Prices for each instalment plan will vary slightly.
2. If you pay in 1 instalment, your total amount payable will be 2% cheaper than if you chose to pay in 2 instalments.
3. If you pay in 4 instalments, your total amount payable will be 2% more expensive than if you chose to pay in 2 instalments.
4. If you pay in 4 instalments, your total amount payable will be 3% more expensive.
Guarantor:
1. The property accepts both UK based and international guarantors.
2. The property will need details for a guarantor for every lease, even if you intend to pay in 1 instalment.
3. Your guarantor can be anyone not currently in full time education.
4. Most residents use a parent, guardian or family member. However, please note you can NOT act as your own guarantor.
Mode of Payment:
Credit/Debit Card.
Cooling Off Period:
The Cooling Off Period allows you to cancel your booking and receive a refund of the Holding Fee if you notify us of your intention to cancel within the Decision Making Period (3 days from receipt of the Tenancy Agreement). If you cancel after the Decision Making Period but before 31st July, any advance Rent payment will be refunded, minus the Holding Fee, which is non-refundable.
Replacement Tenant Found:
If you need to cancel your booking after 31st July but before the Tenancy Start Date, and cannot meet the Cancellation Criteria (such as visa denial or not meeting university qualifications), you may find a suitable replacement tenant to take over your tenancy. The replacement tenant must be accepted by us at our sole discretion, and all outstanding payments must be settled. A £50 Administration Fee will apply for processing a replacement tenant.
Note: Requests for replacement tenants received after 1st June during the tenancy period will not be accepted.
No Visa No Pay
If your visa application is declined, you may request to cancel your booking. You must provide evidence of the visa refusal. Upon approval, your booking will be cancelled and any Rent paid (minus the Holding Fee) will be refunded. Please note that if your visa is granted and later withdrawn, this policy does not apply.
No Place No Pay
If you fail to obtain the necessary academic qualifications to study at university, and as a result do not have student status, you may cancel your booking. Evidence must be provided, and your booking will be cancelled. Any Rent paid (minus the Holding Fee) will be refunded under this condition.
Other Cancellation Policy:
If you cancel your booking after 31st July but before the Tenancy Start Date and do not meet the Cancellation Criteria, you will remain liable for the full Rent for the entire tenancy period. However, if you find a replacement tenant (subject to our approval), the Rent liability may be waived.
After the Tenancy Start Date, requests for room moves or replacement tenants will be considered based on availability and at our sole discretion. Any room changes will require the signing of a new agreement and an Administration Fee of £50 will apply. You will also be responsible for cleaning the room according to the Tenancy Agreement.
Requests for replacement tenants after 1 June within the Tenancy Period will not be accepted.
